One more step complete

The buyers accepted our list of repairs that we would complete. This week they should sign loan documents, repairs agreed upon will be completed, and the final walk through on Thursday. Friday is the day we want to close.

Appraisal and Inspection

The Appraisal came in on target with their asking price so that is really good news.

The home inspection went OK and they have countered with 17 request for repairs. A few are legit but the rest is just stuff they are throwing up and see if it sticks. The negotiations begin ☺.

Multiple Offers

The open house generated a lot of traffic and we received multiple offers. Today we accepted one of the offers.

We have now opened escrow and the waiting begins. The home inspection is scheduled for this Thursday January 19th and the appraisal has been ordered.

Open House

Yesterday was our first open house, woohoo! Unfortunately the weather was not the best and we are not sure if you could see the ocean from the deck. Our agent said that it was a really good open house with a lot of visitors and their agents.

So now we play the waiting game.

Christmas and a New Year and Selling a House

Wow, what a busy 30 days it has been. My in-laws flew in for Christmas so I took two weeks from work to visit with them and to prep our other house to sell.

We had a wonderful time with A's parents, taking them to as many cool places as possible. There is a place in Clairemont Mesa where the whole street goes bananas with Christmas lights.  We went to Mt. Soledad, Seaport Village, LaJolla, Balboa Park, Hotel Del, Ft. Rosecrans National Cemetery San Diego Botanic Garden, and of course the shopping malls.  We also wanted to visit the USS Midway Museum but the line was way too long. so we just took photos.

They were able to stay until the 27th when they had to fly to Hawaii....I know..... how rough is that?

Afterward we spent the next week working on our other house. It is amazing how much work is required to list a property. That will be the subject of my next post. And no it will not take another month to write it. Trust me, I am reminded constantly when I start slacking on this blog. You know who you are ☺.
